Prices for the final homes start below $500,000 with a $25,000 buyer bonus, amid increasing demand for the growing Pioneer Square neighborhood.

SEATTLE — Daniels Real Estate and Realogics Sotheby’s International Realty (RSIR) recently announced the kickoff of the Gridiron Condominiums Summer Sellout sales event, which will introduce pricing specials and buyer bonuses for Pioneer Square’s new industrial-chic collection of homes that’s been the talk of Seattle since its debut last year.

Gridiron consists of 107 modern urban-luxury homes built within the historic masonry façade of Seattle’s 115-year-old Johnson Plumbing building. The solid concrete-and-steel structure boasts not only a unique character but also a meaningful juxtaposition of the city’s legacy and its promising future — with the new expanded waterfront on the horizon, which will soon transform the neighborhood.

The Summer Sellout has already begun, with two recent closings and two more sales last week.

In addition to sharper price points for Gridiron’s condominium homes, Jones says, a $25,000 bonus can be used towards closing costs, buying down the interest rate or other personalization options that the buyer chooses after closing.

“Homes at Gridiron are now effectively being offered below replacement costs, while still enjoying one of the best market positions, a surrounding neighborhood with huge changes afoot, and convenient access to jobs and transportation,” he says. “Here comes the neighborhood.”

The burgeoning Pioneer Square Waterfront District is set to bolster surrounding property values, and it has created a rare market situation that favors homebuyers and investors who are buying now, Jones says. And while most new condominium developments of this caliber have yet to break ground, Gridiron’s homes are move-in ready.

The remaining homes at Gridiron include generously scaled one-, urban one-, and two-bedroom condominiums and lofts that range from 622 to more 1,700 square feet and are priced from less than $500,000 to $999,900.
