RUSTON — Home prices are on the rise in the Tacoma area, where sale prices were 10.4 percent higher in February than in the same month in 2015, according to the property analytics service CoreLogic. The firm’s latest forecast indicates that home prices will continue to increase over the next year.

As a result, buyers are taking action to purchase now. That heightened sales activity can be seen at The Commencement, located just outside of the city.

As of April 17, sales and contracts at The Commencement had exceeded $25 million — nearly $10 million of that since the beginning of December 2015.

“The holiday season and [the first quarter] are typically slow times of the year for real estate sales,” says JoAnn Jett, managing broker at Windermere Professional Partners and co-listing broker at The Commencement. “But that didn’t hinder sales and interest at this luxury condominium perched above the waterfront. We are headed into what is traditionally the prime buying season, and sales and overall interest at The Commencement reflect that.

“There is an overwhelming positive response from people who have bought here in the last 18 or so months. It’s palpable, and it’s helping to attract new buyers. It did so during a traditionally slow time of the year, so I’m very excited to see what summer will bring.”

Condominium homes at The Commencement range in size from 1,680 to 2,300 square feet and include high-end finishes, gas fireplaces, garage parking, and decks that provide an indoor/outdoor living experience.
Prices start in the $500,000s, which is “an undeniable value in the rising real estate market,” Jett says.

“Word about the extraordinary views, well-appointed living spaces, quality of construction and location is out,” says Cindy Stewart, co-listing broker with Jett at The Commencement. “Today, The Commencement is a thriving community, and new buyers are taking notice and can see how living at The Commencement is complementary to their lifestyles.”

Building amenities include sound-absorbing concrete-and-steel construction, a lobby with floor-to-ceiling stone fireplace, outdoor atriums, two elevators and private storage for each home.

The Dalco Lounge is available to homeowners and includes an outdoor terrace with grilling area and lounge seating; a game room with flat-screen TV, billiards table and full kitchen; a fitness center with cardio equipment and free weights; and a meeting room.
