SEATTLE — Developer Burrard Group has assembled an all-star cast of design, technology and lifestyle collaborators to envision NEXUS, a 383-unit condominium high-rise. And executive vice president Christian Chan points out that this world-class vision is not taking root in London, New York City or Hong Kong, but right here in Seattle.
“We could have conceived of NEXUS anywhere, but we chose Seattle because we can clearly see that this city is the next pre-eminent global gateway of the West Coast,” he says. “NEXUS will be iconic, innovative and incomparable — just like this great city.”
As a resident of Vancouver, B.C., Chan draws context from one of the most sophisticated high-rise residential markets in North America. He has also lived and worked in Europe, San Francisco and New York City, and has toured extensively throughout Asia.
“NEXUS is incomparable and will be coveted by our buyers,” Chan says. “Nothing quite like it has been developed before in Seattle, and the timing is right. The economy is booming, there’s a lack of for-sale housing and, until now, residential design has seemed rather homogeneous.”
He says the first step was site selection. Burrard identified 1200 Howell St. in downtown Seattle not only because of its generous high-rise zoning, but also its close proximity to transportation hubs such as the regional bus terminal, the light-rail station, the South Lake Union streetcar and Interstate 5.

“This northeast quadrant of downtown Seattle will emerge as the most notable neighborhood in downtown over the next few years, and NEXUS will be at the heart of it all,” he says. “By 2020, the [new] ‘East Village’ will be a city within a city and just moments from everything Seattle has to offer. Fortunately, our presale buyers can lock in their home and their price years ahead of delivery.”
Jones points to more than $6 billion in capital investment within the East Village neighborhood, including two dozen projects totaling 10,000 housing units, 2 million square feet of office space, 185,000 square feet of retail and restaurants, and more than 1,900 new hotel rooms associated with the expansion of the Washington State Convention Center.
The next step was selecting a design team that would create an iconic addition to the Seattle skyline. Burrard chose Seattle-based Weber Thompson, an award-winning architectural and interiors collaborative that has been recognized nationally among the top 50 architects in the country.
“NEXUS is not just a new place to live, but a new way to live,” says Blaine Weber, principal of Weber Thompson. “We embrace the approach that Burrard Group has explored with this project from the beginning — extremely dynamic architecture paired with truly ergonomic residential spaces that revolve around living better and living smarter through thoughtful design. NEXUS is just what Seattle has been waiting for.”
Since the sales debut of NEXUS in June, Burrard has accepted more than 300 reservations from priority purchasers, and expects to convert them to presales this winter with the opening of the NEXUS sales center, currently being developed in Belltown.
Homes are priced from the low $300,000s to more than $3 million, with first occupancy scheduled for mid-2019.
Burrard recently announced a partnership with the computing team at Seattle-based Sirqul to integrate smart systems into individual units, as well as the overall building operations. Sirqul founder Robert Frederick led Amazon’s first efforts in mobile and voice recognition with Amazon Anywhere in 1999, and is now working with Burrard to establish the NEXUS “living lab,” to be displayed at the NEXUS sales center. Here, the team will review and test the latest evolutions in home automation and smart systems involving lighting, climate control, security, entertainment, appliances and more.
Other innovative explorations include voice and gesture activation, proximity detection systems, and proprietary parking and facility management systems.
Chan says another differentiating element of NEXUS has little to do with technology, but rather community. “The common spaces are uncommon, conceived of through thorough assessment of the lifestyle that urban dwellers seek today.”
Community gathering spaces on the seventh floor include a co-working facility where residents can work and collaborate, a health club with fitness equipment and yoga studio, and an indoor/outdoor dog lounge and run.
A penthouse Sky Club is filled with social spaces, including a fireside lounge, games room, exhibition kitchen, catering kitchen, private dining rooms, and expansive outdoor terraces with views from more than 400 feet above the city.
“We’re building a vertical village,” Chan says. “We recognize that our responsibility as a developer is greater than simply coordinating concrete, windows and luxurious finishes — we are enabling an enhanced lifestyle while promoting connectedness and sustainability. Based on what we’ve experienced so far with the design team and homebuyers, I’m confident the final experience will be far greater than what even we initially envisioned.”
