COVINGTON — Garrette Custom Homes has five rambler and master-on-the-main homes finished or near completion as it closes out the fast-selling Maple Hills community.
Model-home tours are available from noon to 5 p.m. Sept. 16–17, and refreshments and snacks will be served.
Located minutes from Highway 18, Maple Hills is north of Kent-Kangley Road at 204th Avenue Southeast. Developed by Kirkland-based master-planned developer Oakpointe Communities, Maple Hills features tree-lined boulevards and four neighborhood parks.
Garrette Custom Homes is building on a 20-lot enclave within Maple Hills that is bound on three sides by protected greenspace. The homesites face one of the neighborhood parks.
Seventy-five percent of the homes have been sold. Due to the extremely low inventory in the market, the builder started construction on its remaining homesites to create move-in-ready master-on-the-main options for customers in the early fall, according to Kristine Isberg, the new home sales consultant for Maple Hills.
Two of the remaining sites back to Cedar Creek Park, one of King County’s largest parks at 119 acres.
The unique purchasing proposition of Maple Hills lies in the rambler plans on wide lots, Isberg says.
“Brand-new ramblers with three-car garages on large lots that back to greenspace are exceptionally rare,” she says. “Most of our customers so far are downsizing and just love the secluded setting.”
The designs are as wide as 70 feet, have three-car garages, and feature from 2,000 to 3,150 square feet of open living space. Ceiling heights range from 9 to 10 feet.
The original model home at Maple Hills features the 3,097-square-foot Aspen floor plan. The nearly 700-square-foot owner’s suite is located on the main floor, along with a great room and adjacent kitchen.
The home features three bathrooms and two bedrooms on the main floor, plus a den and formal dining room.
Other models available for tours have a den, multiple bathrooms and three bedrooms on the main level, as well as optional second-floor bonus rooms and bedrooms.
Isberg says the first homeowners have moved into their new ramblers, and the community is coming to life.
She says Garrette Custom Homes was attracted to Maple Hills by the opportunity to build wide homes with rambler floor plans “that shifting demographics are making so desirable.”
“The new-home market is evolving, with more homeowners returning to the livability and comfort of single-level and master-on-main floor plans,” she says.
Outdoor living is also showcased by Garrette Custom Homes at Maple Hills. The three finished homes, as well as the two that are under construction, have covered patios or decks and extended hardscape areas for eating and entertaining.
Isberg says that while the single-level floor plans are the unique buying proposition for homebuyers, there are homes at Maple Hills that appeal to families, too.
“All of Garrette’s homes at Maple Hills have the master on the main, but several have additional square footage in upstairs bonus-room space that supports larger families or multigenerational living,” she says.
