Juno Therapeutics has agreed to lease three or more floors of an 11-story biotechnology building Alexandria Real Estate plans to construct at 400 Dexter Ave. North in South Lake Union.

The fast-growing company will make the building its future Seattle headquarters, said spokeswoman Patty Grossbard in an email.

Juno has the option to increase its 80,000-square-foot lease in the 288,000-square-foot building, according to a regulatory filing Tuesday.

The Dexter building is about a quarter mile from Juno’s current base of operations at 307 Westlake Ave. N.

Juno expects to get access to the building in August 2016 to make further tenant improvements before occupying the space. Its annual rent will be $3.8 million, the filing says.
