AUBURN — The new-home market is evolving, and many homebuyers are returning to the livability and comfort of single-level and master-on-the-main-floor plans.

In response, Garrette Custom Homes is opening another King County community featuring its master-on-main and single-level-living rambler homes. Garrette is currently building ramblers in four communities within 7 miles of each other in the Covington, Black Diamond and Ravensdale areas.

The builder’s newest, the Estates at Forest Mill, is nestled between Covington and Black Diamond. It will feature 10 acreage estate homes in a gated community in a peaceful country setting.

The designs are as wide as 70 feet, can accommodate three-car garages, and include from 2,200 to 3,700 square feet of open living space. Ceiling heights range from 9 to 12 feet.

Most of these homes feature an open great room/gourmet kitchen, a dining room, a den and three bedrooms on a single level, and have options to add second-level bonus rooms with extra bedrooms and baths.

The next home sold will include a buyer credit of $6,000 for use on “personal choice” selections at the builder’s Design Studio. This can be combined with the $1,000 design center credit given to attendees of one of Garrette’s Homebuilding 101 seminars, which take place Saturdays at one of the builder’s staged homes.

Buying at the presale stage lets buyers select all choices from both a ‘structural choice’ spreadsheet and a ‘personal choice’ spreadsheet. Buying at the more completed ‘design-ready’ stage still allows selection of all the available personal choices. Structural choices in the buyer’s control include additional bonus rooms, bedrooms and baths, 9- or 10-foot ceilings, 8-foot interior doors, covered patios, interior and exterior fireplaces and more.

Personal choices are all hard and soft surfaces, cabinets, appliances, plumbing fixtures, door and cabinet hardware, and paint colors. Selections are made at Garrette’s 5,000-square-foot design center with the help of professional interior designers.
