Amazon.com has taken another big chunk of office space in downtown Seattle, according to several real-estate sources.
The Seattle-based tech giant recently signed a 10-year lease for 1915 Terry Ave., which is owned by Seattle Children’s Research Institute. Amazon will occupy the entire 270,000-square-foot building. The building has been mostly vacant for a few years.
Constructed in 1953, the Denny Triangle building is seven stories and spans a half block between Virginia and Stewart streets.
A broker familiar with the deal said Amazon had executed a lease for about 270,000 square feet. Another broker, who also declined to be identified, said Amazon signed the lease within weeks of executing three major leases for more than 546,000 square feet of office space.

In other words, this summer Amazon has signed leases for the equivalent of more than half of Columbia Center, Seattle’s tallest skyscraper.
City records show Seattle Children’s received a permit in May to begin “substantial alterations” to the Terry Avenue building.
Also, IA Interior Architects, which designed improvements for Amazon to occupy other Seattle office buildings, was the applicant in June for a blanket permit for interior alterations to the building.
Amazon already leases or owns more than 5.2 million square feet of office space, including about 2 million square feet under construction.
The tech juggernaut also has approvals to build another 2.2 million square feet on its future Denny Triangle campus and earlier this year bought nearly an entire city block from Clise Properties.
